When will I get my rent check?
ACE Property Management's standard lease has rents due on the 1st. Generally, all rents received by the 5th will be processed and owners' checks cut and mailed between the 6th - 8th, depending on weekends and holidays. Direct deposit to your bank account is available.
What if the tenant doesn't pay?
In Nevada, we start with a 5-Day Notice To Pay Rent, usually served after the 5th of the month. The effective date for further process is about 10-12 days after service. At that time, we can proceed with a request to the Court for an Eviction Order. This typically takes another 3-4 days. The Tenant has the right to request a hearing during this process, and that can add 5 days or more to the completion of the eviction or collection of rent. In most cases, the Eviction process takes less than 30 days.
How are repairs handled?
We accept repair requests from tenants and order the work to be done. Usually your ACE rental property manager will pay for these repairs from the next rent collected. If a major repair or replacement (over $250.00) is required, we will contact you to notify you that this repair was required or to discuss options. We may need to make arrangements for payment if cost exceeds expected rent. You may need to send funds—or our plumbing, electrical and air conditioning contractors can take credit card payments directly from you.
Can I inspect my rental property?
Yes, but as a courtesy (and by law), rental property inspections are done by appointment with the tenant. We will be happy to make this arrangement for you if you let us know a few days in advance.

What does a residential property manager cost?
